Drawings Submittal: Two (2) copies of complete set of drawings are required for plan review. Drawings must be submitted along with a completed permit application form.
Necessary Drawings: The following is a general outline of drawings necessary for plan review. (Building Inspection may request additional information if necessary)
Plot Plan: Must include all dimensions, (scale: 1” = 20’-0) including location of the fireplace in reference to property lines and adjacent structures. All easements shall be shown on the plot plan.
Foundation Plan stamped by engineer, registered to work in the State of Texas. In lieu of the engineering requirement, the applicant may elect to utilize a standard engineering detail that is available from the City of Murphy Community Development. If slab is existing a letter stamped by an engineer registered to work in the State of Texas, stating slab will support fireplace structure may be submitted.
Elevation of Fireplace.
NOTE:
Min. 10’ setback from all side property lines. Corner lots require 15’ adjacent to a side street.
Rear setbacks vary depending on the distance of the fireplace to the house, and the subdivisions. When located less than 10’ from the house, the fireplace requires the same minimum setback as the house. When located 10’ or greater from the house, the Aviary, Eagle Glen, Maxwell Creek, Timbers, and Windy Hill Farms Phases 2 through 5 all require 15’ to the rear property line, while all other subdivisions require 10’ to the rear property line.
Fireplace may be attached to the main structure, however must provide a minimum 3’ clearance above the roofline and 2’ clearance above all structures within 10’ of the fireplace chimney.
All combustible material, (i.e. wood arbors, patio covers, etc) shall have a clearance of not less than 2” from the front and side faces of a masonry fireplace and chimney and not less than 4” from the back face of the masonry fireplace. Clearance to combustibles from the fireplace opening shall comply with the requirements of Section R1003.11 of the 2003 International Residential Code.
Spark Arrestor required on all outdoor fireplaces.
Chimneys and Fireplaces shall meet the requirements of Chapter 10, 2003 International Residential Code. Factory-built chimneys shall comply with their listing and manufacturer’s installation instructions.
If a gas line is installed, the gas line shall be installed by a licensed plumbing contractor.
