Development Process
All zoning requests and development applications (construction plats, site plans, landscape plans and elevation plans) are presented to the Planning & Zoning Commission for recommendation and then reviewed by City Council for final approval. Final plats go directly before City Council.
Pre-Application Meetings
All applicants are encouraged to meet with staff prior to submittal of an application. Meetings with the Development Review Committee (DRC) are offered every Wednesday at 2:00pm. Please contact us to make an appointment.
Staff Review & Comments
Applications are not considered complete until all required information is submitted for approval. Once a complete application is verified, the application and initial drawings will be routed to the appropriate city staff for review and comment. You will receive a written response listing any outstanding issues and/or concerns from Community Development, City Engineer, Fire Marshal, Parks and Public Works.
A written response to staff comments and revised copies of drawings are to be submitted to the Community Development Department for follow up staff review. Revision review will continue until final staff approval. Comments must be addressed in a prompt manner in order for the application to remain on track.
Planning & Zoning Commission Meeting
All revisions and staff review must be complete by the Monday prior to the Planning & Zoning Commission meeting. If there are outstanding review items, the item will be delayed until the next meeting. The meeting agenda is posted at City Hall for public notice and on the City’s website at https://murphytx.civicweb.net/Portal/ 72 hours prior to the meeting.
An applicant or representative shall be present to give a brief, no more than ten-minute, project overview and/or presentation. If you have a PowerPoint presentation, please contact the Community Development staff no later than noon on the meeting date. The applicant or representative should be prepared to answer questions that the Commissioners may have regarding the application at the meeting.
The Commission generally meets on the fourth Monday of each month at 6:00pm in the Council Chambers, City Hall, 206 N. Murphy Road.
City Council Meetings
Items recommended for approval will be placed on the next City Council Agenda in accordance with the submittal schedule. City Staff will provide the Council with an overview of the project. A representative shall be present for any questions. Presentations should be arranged with the Community Development staff no later than noon on the meeting date.
City Council meeting are held at 6:00pm in the Council Chamber, City Hall, 206 N. Murphy Road.
